Analysis: Evolution of apartment prices in the main cities of the country

According to Storia, in Bucharest, the average price for selling both new and old apartments was in April 2024 at 1,845 euros per square meter.

Additionally, the average price requested for selling a new apartment was, in April 2024, 1,835 euros per square meter, a price 16% higher compared to the same month of the previous year and 1% higher than in March 2024.

Regarding old apartments, they had a demand price of 1,856 euros per square meter, which is 15% higher compared to April of the previous year and 5% higher than in March of the current year.

Price Evolution in the Largest Cities in the Country

Comparing the prices of new apartments for sale with those of old apartments in the 9 analyzed cities, the cities with the most listings on the platform, several differences are observed.

Thus, in Cluj-Napoca, Constanța, and Craiova, we find the smallest price difference between the two types of properties (new vs. old), with a difference of +1% in favor of new apartments, which are more expensive.

Also, the largest price difference is found in Sibiu, where new apartments are cheaper by 8% compared to old apartments. At the same time, in the cities of Bucharest and Iași, the prices of new apartments are lower than the prices of old apartments, by -1% and -3%, respectively.

CLUJ-NAPOCA: In April of the current year, the average prices for both new and old apartments in Cluj-Napoca were 2,680 euros per square meter. Additionally, the average demand price for a new apartment was 2,691 euros per square meter, 8% higher compared to April 2023. Old apartments in Cluj-Napoca had an average demand price of 2,666 euros per square meter, 13% higher than in the same month of the previous year.

IAȘI: In April 2024, the average demand price for both new and old apartments in Iași was 1,576 euros per square meter. Additionally, the prices of new apartments recorded an average increase of 10% compared to the previous year, reaching 1,558 euros per square meter, while old apartments recorded an increase of 16% compared to April 2023, with a price per square meter of 1,613 euros.

TIMIȘOARA: In April of the current year, the average demand price for both new and old apartments in Timișoara was 1,595 euros per square meter. Additionally, the average price per square meter for new apartments for sale was 1,614 euros, 8% higher than in the same month of the year 2023. For old apartments, there is a 12% increase, reaching an average demand price of 1,586 euros per square meter.

BRAȘOV: In April of the current year, the average demand price for both new and old apartments in Brașov was 1,982 euros per square meter. Additionally, the average demand price for new apartments in Brașov reached 2,053 euros per square meter, 8% higher than in April 2023. However, old apartment prices increased rapidly, by 21% compared to the same month of the previous year, reaching an average of 1,930 euros per square meter.

SIBIU: In April of the current year, the average demand price for both new and old apartments in Sibiu was 1,570 euros per square meter. Additionally, the average demand price for new apartments increased by 16% in April of the current year compared to April 2023, reaching 1,501 euros per square meter. At the same time, prices for old apartments increased by 13%, reaching 1,626 euros per square meter.

CONSTANȚA: In April of the current year, the average demand price for both new and old apartments in Constanța was 1,729 euros per square meter. Additionally, in April of the current year, new apartments had a demand price of 1,733 euros per square meter, 4% higher than in the same month of the previous year. At the same time, old apartments had average demand prices 12% higher than in April 2023, reaching a value of 1,724 euros per square meter.

ORADEA: In April of the current year, the average demand price for both new and old apartments in Oradea was 1,560 euros per square meter. Additionally, the average price per square meter for new apartments was 1,641 euros (up by 11% in April 2024 vs. 2023). Average prices for old apartments increased, reaching an average demand price of 1,508 euros per square meter, with an increase of 13% compared to the same month of the previous year.

CRAIOVA: In April of the current year, the average demand price for both new and old apartments in Craiova was 1,601 euros per square meter. Additionally, the average demand price for new apartments was 1,613 euros per square meter (up by 10% in April 2024 vs. 2023), while the demand price for old apartments was 1,597 euros per square meter, 10% higher compared to the same month of the previous year.
