The rents have decreased on average by 3%

In February of this year, there were 2% fewer interactions between tenants and those who post rental ads on Storia - the real estate platform launched by OLX, compared to February of last year. At the same time, comparing February of this year with January of this year, a decrease of 3% in interactions between tenants and those offering properties for rent was observed.

The prices requested on Storia for rents in the 10 cities analyzed, the cities with the most listings on the platform, recorded a 15% increase year-over-year (February 2024 vs. February 2023), while the prices requested from one month to another (February 2024 vs. January 2024) decreased by 3%.

How rents evolved in Bucharest

Compared to February 2023, in February 2024, the average prices for rents increased the most (+15%) in the category of three-room apartments, where the average price was 759 euros. Also, the average price for renting two-room apartments was 550 euros in February 2024, 14% higher than in February 2023. At the same time, the average price for renting studios in the Capital increased by 14% year-over-year, with an average value of 345 euros.

As in recent months, Sector 1 of the Capital remains the most expensive sector in Bucharest, with apartments renting at an average price of 773 euros, while Sector 4 remains the cheapest sector, with average prices of 448 euros. Thus, those wishing to rent in Sector 1 of the Capital pay 73% more than those in Sector 4 of Bucharest.

According to Storia data, in February, rental apartments in Sector 5 recorded the highest price increase compared to last year (+22%), followed by apartments in Sector 6 (+20%) and those in Sector 2 (+19%). The smallest price increases per sector were recorded in Sector 4 (+10%), Sector 3 (+13%), and Sector 1 (+16%).

In February 2024, the average rents for a studio apartment ranged from 300 euros (in Sector 5) to 402 euros (Sector 1). The average rental prices for two-room apartments ranged from 450 euros (Sector 4) to 670 euros (Sector 1). Three-room apartments had average rental prices ranging from 520 euros (Sector 6) to 1050 euros (Sector 1).

How rents evolved in other major cities in the country

Nationally, in February 2024, compared to February 2023, both price stagnations, decreases, and increases were recorded in the average price requested for all categories of apartments.

The largest year-over-year increase in average rental prices was recorded in Oradea, where three-room apartments saw an increase of 29%. The largest month-over-month increases (February 2024 vs. February 2023) were 10% for studios in Oradea and Brasov. In contrast, the largest price decreases were recorded in Iasi, for studios (-6%). Cluj-Napoca and Sibiu are the only cities where average rental prices have remained stable compared to the previous month, for all categories of apartments.

CLUJ-NAPOCA

In February 2024, the average prices requested for renting studios and two or three-room apartments remained constant compared to the previous month.

Compared to February 2023, average rental prices increased by 9% for studios, 10% for two-room apartments, and 8% for three-room apartments.

Thus, in February 2024, the average rental price for studios was 350 euros, while two-room apartments were rented, on average, for 550 euros, and three-room apartments were rented for an average price of 700 euros, prices being the same as last month.

IASI

Compared to January 2024, the average prices requested in February 2024 decreased by 6% for studios, while the price for two-room apartments remained constant, and the price for renting three-room apartments decreased by 2%.

Compared to February 2023, the average prices requested in February 2024 increased for both studios (+7%) and two-room apartments (+13%), while the price for renting three-room apartments remained constant.

Thus, in February 2024, the average rental price for studios decreased to 300 euros, while two-room apartments were rented, on average, for 450 euros, and three-room apartments were rented for an average price of 500 euros.

BRASOV

In February 2024, compared to January 2024, the average prices requested for renting remained constant for two and three-room apartments, but increased for studios (+10%).

Compared to February 2023, rental prices increased on average by 17% for studios and by 11% for two-room apartments, while in the case of three-room apartments, prices remained stable.

Thus, in February 2024, the average rental price for studios increased to 330 euros, while two-room apartments were rented, on average, for 500 euros, and three-room apartments were rented for an average price of 600 euros.

CONSTANTA

In February 2024, studio prices decreased by 3%, while the price for two-room apartments increased by 7%, while the prices for renting three-room apartments remained stable.

Compared to February 2023, the average rental prices increased by 18% for studios, by 7% for two-room apartments, and by 17% for three-room apartments.

Thus, in February 2024, the average rental price for studios was 320 euros, while

two-room apartments were rented, on average, for 480 euros, and three-room apartments were rented for an average price of 600 euros.

TIMISOARA

In February 2024, the prices for studios and two-room apartments remained constant compared to the previous month, while the prices for three-room apartments increased by 4%.

Compared to February 2023, average rents were higher in February 2024 for both studios (+14%) and two (+11%) and three-room (+15%) apartments.

Thus, in February 2024, the average rental prices were 250 euros for studios, 400 euros for two-room apartments, and 470 euros for three-room apartments.

SIBIU

In Sibiu, the average rental prices requested in February 2024 remained constant compared to the previous month, both for studios and for two and three-room apartments.

Compared to February 2023, the average prices requested in February 2024 for renting increased for all categories of apartments - by 20% for studios, by 14% for two-room apartments, and by 22% for three-room apartments.

Thus, in February 2024, the average rental price for studios was 300 euros, while two-room apartments were rented, on average, for 400 euros, and three-room apartments were rented for an average price of 550 euros.

ORADEA

Compared to January 2024, the average prices requested in February 2024 for renting increased for studios (+10%) and for two-room apartments (+5%), but remained constant for three-room apartments.

Compared to February 2023, the average prices requested in February 2024 increased by 20% for studios, by 25% for two-room apartments, and by 29% for three-room apartments.

Thus, in February 2024, the average rental price for studios was 220 euros, while two-room apartments were rented, on average, for 400 euros, and three-room apartments were rented for an average price of 450 euros.

CRAIOVA

In February 2024, compared to January 2024, the average rental prices remained constant for two-room apartments but increased for three-room apartments (+11%) and studios (+7%).

Compared to February 2023, the average prices requested in February 2024 increased by 22% for studios, by 14% for two-room apartments, and by 25% for three-room apartments.

Thus, in February 2024, the average rental price for studios was 300 euros, while two-room apartments were rented, on average, for 400 euros, and three-room apartments were rented for an average price of 500 euros.

ARAD

Compared to January 2024, the average prices requested in February 2024 remained constant for studios and two-room apartments, while the prices for three-room apartments stagnated.

Compared to February 2023, the average prices requested in February 2024 increased for all categories of dwellings, as follows: studios (+6%), two-room apartments (+17%), three-room apartments (+14%).

Thus, in February 2024, the average rental price for studios remained at 180 euros, while two-room apartments were rented, on average, for 350 euros, and three-room apartments were rented for an average price of 435 euros.
