The evolution of rents in 2023 compared to 2022

In November of this year, compared to the same month last year, there was a 3% increase in interactions between tenants and those posting rental ads on Storia - the real estate platform launched by OLX.

In November, compared to October, the number of contacts decreased, and ads were displayed on the site for a longer time (+14%), indicating that those who contacted property owners or agents took more time to complete transactions.

Rental prices on Storia for the top 10 cities analyzed, those with the most listings on the platform, showed a year-over-year increase of 22% (November 2023 vs. November 2022), while month-over-month (November 2023 vs. October 2023) prices increased by an average of 6%.

How rental prices evolved in Bucharest

Compared to November 2022, in November of this year, average rental prices increased the most (+19%) for three-room apartments, where the average price reached 727 euros. Also, the average price for two-room apartments in November was 551 euros, a 17% increase from the same month last year.

At the same time, the average rental price for studios in the capital increased by 10% compared to November 2022, reaching an average value of 333 euros.

Those wishing to rent in Sector 1 of the capital (the most expensive sector) pay 76% more than those in Sector 4 of Bucharest (the cheapest sector in November).

According to the data, apartments in Sector 1 and 5 recorded the highest price increase compared to last year (+22%), followed by apartments in Sector 6 (+21%) and those in Sector 2 (+20%). The smallest price increases per sector were recorded in Sector 3 (+14%) and in Sector 4 (+9%).

In November, average rents for a studio ranged from 292 euros (in Sector 5) to 420 euros (Sector 1). Average rental prices for two-room apartments ranged from 449 euros (Sector 4) to 669 euros (Sector 1). Three-room apartments had average rental prices ranging from 500 euros (Sector 4) to 1002 euros (Sector 1).

How rents evolved in other major cities in the country

Nationwide, in November of this year, compared to the same month last year, there were exclusively increases in the average price requested for all categories of apartments, with a single exception: three-room apartments in Iasi, where, like in October, the rental price remained similar to last year.

The highest year-over-year increase in the average rental prices category was recorded in Oradea, where two-room apartments had a 27% increase. The highest month-to-month increases (November vs. October) were recorded in Oradea for two-room apartments (+9%) and in Arad for three-room apartments (+9%).

CLUJ-NAPOCA

In November, the average prices requested for renting studios and three-room apartments increased by 3% compared to the previous month, while prices for renting two-room apartments increased by 1%.

Compared to the same month last year, average rental prices increased by 10% for studios, 16% for two-room apartments, and 17% for three-room apartments.

Thus, in November, the average rental price for studios reached 360 euros, while two-room apartments rented, on average, for 580 euros, and three-room apartments rented for an average price of 750 euros.

IASI

Compared to October, average prices requested in November remained constant for three-room apartments, while the price for two-room apartments decreased by 4%, and the price for renting studios increased by 3%.

Compared to November 2022, average prices requested in November 2023 remained constant for three-room apartments, increased by 8% for two-room apartments, and by 18% for studios.

Thus, in November, the average rental price for studios reached 330 euros, while two-room apartments rented, on average, for 430 euros, and three-room apartments rented for an average price of 500 euros.

BRASOV

In November, compared to the previous month, average prices requested for rental decreased by 1% for studios, while the price for two and three-room apartments remained constant.

Compared to the same month last year, rental prices increased on average by 9% for three-room apartments, 19% for two-room apartments, and 14% for studios.

Thus, in November, the average rental price for studios was 320 euros, while two-room apartments rented, on average, for 500 euros, and three-room apartments rented for 600 euros.

CONSTANTA

In November, the prices of two and three-room apartments remained the same compared to October, while the prices for renting studios increased by 7%.

Compared to last year, the average rental prices increased by 15% for studios, 13% for two-room apartments, and 9% for three-room apartments.

Thus, in November, the average rental price for studios reached 322 euros, while two-room apartments rented, on average, for 450 euros, and three-room apartments rented for 600 euros.

TIMISOARA

In November, the prices for studios and two and three-room apartments remained the same compared to October.

Compared to the same period last year, average rents are higher for studios (+14%), two-room apartments (+8%), and three-room apartments (+13%).

Thus, in November, average rental prices remained the same as the previous month, namely 250 euros for studios, 400 euros for two-room apartments, and 450 euros for three-room apartments.

SIBIU

In Sibiu, the average rental prices requested in November increased by 1% for studios and two-room apartments, while the price for three-room apartments remained constant compared to October.

Compared to November of the previous year, average prices requested for rental increased for all categories of apartments – by 21% for studios, 19% for two-room apartments, and 14% for three-room apartments.

Thus, in November, the average rental price for studios reached 302 euros, while two-room apartments rented, on average, for 380 euros, and three-room apartments rented for 500 euros.

ORADEA

Compared to October, average prices requested in November increased for renting two-room apartments (+9%) and three-room apartments (+1%), while prices for renting studios remained constant.

Compared to November of the previous year, average prices requested increased by 11% for studios, 27% for two-room apartments, and 25% for three-room apartments.

Thus, in November, the average rental price for studios was 200 euros, while two-room apartments rented, on average, for 380 euros, and three-room apartments rented for 400 euros.

CRAIOVA

In November, average rental prices remained the same for studios, but increased for three-room apartments (+7%) and two-room apartments (+6%).

Compared to November of the previous year, average prices requested increased for studios (+7%), two-room apartments (+22%), and three-room apartments (+13%).

Thus, in November, the average rental price for studios was 261 euros, while two-room apartments rented, on average, for 370 euros, and three-room apartments rented for 450 euros.

ARAD

Compared to October, average prices requested in November decreased for studios (-3%), while prices for two-room (+6%) and three-room apartments (+9%) increased.

Compared to November of the previous year, average prices requested increased for all categories of housing, as follows: studios (+12%), two-room apartments (+17%), three-room apartments (+24%).

Thus, in November, the average rental price for studios decreased to 190 euros, while two-room apartments rented, on average, for 350 euros, and three-room apartments rented for an average price of 435 euros.
