According to the latest analysis by Storia, in Bucharest, the average prices for selling old apartments are higher than those for new apartments.
Thus, the average price requested for selling a new apartment reached, in January 2024, 1,705 euros per square meter, a price 10% higher compared to the same month of the previous year and 3% higher than in December 2023.
As for old apartments, they had an asking price of 1,732 euros per square meter, 9% higher than in January of the previous year and 3% higher than in December 2023.
Price Evolution in Romania's Largest Cities:
CLUJ-NAPOCA: In January, the average prices for both new and old apartments were relatively similar to those in December. Therefore, the average asking price for a new apartment was 2,596 euros per square meter, 7% higher compared to January 2023.
Old apartments in Cluj-Napoca had an average asking price of 2,560 euros per square meter, 11% higher than in the same month of the previous year.
IASI: In January 2024, the average asking price for both new and old apartments was 1,521 euros per square meter. Prices for new apartments recorded an average increase of 9%, while old apartments saw an increase of 11% compared to January 2023.
TIMISOARA: In January, the average price per square meter for new apartments for sale was 1,542 euros, 3% higher than in the same month of 2023. For old apartments, there is an 8% increase, reaching an average asking price of 1,532 euros per square meter.
BRASOV: The average asking price for new apartments in Brasov reached 1,997 euros per square meter, 4% higher than in January 2023. However, prices for old apartments have grown rapidly, by 14% compared to the same month of the previous year, reaching an average of 1,771 euros per square meter.
SIBIU: In Sibiu, the average asking price for new apartments increased by 9% in January compared to January 2023, reaching 1,432 euros per square meter. At the same time, prices for old homes had more moderate increases (+3%), reaching 1,485 euros per square meter.
CONSTANTA: In January, new apartments in Constanta had an asking price of 1,727 euros per square meter, 5% higher than the same month of the previous year. At the same time, old apartments had average asking prices 9% higher than in January 2023, reaching a value of 1,639 euros per square meter.
ORADEA: The average price per square meter for new apartments in Oradea was 1,528 euros (up 4% in January 2024 vs. 2023). Average prices for old apartments have shown a rapid increase, reaching an average asking price of 1,464 euros per square meter, an increase of 14% compared to the same period of the previous year.
CRAIOVA: In January, the average asking price for new apartments in Craiova was 1,564 euros per square meter (up 9% in January 2024 vs. 2023), while the asking price for old ones was 1,507 euros per square meter, 6% higher compared to the same month of the previous year.
