The price of rents increased by 15% compared to 2022

In September of this year, compared to the same month last year, there were 8% more interactions between tenants and those who post rental ads on Storia.ro, the real estate platform launched by OLX.

In September of this year, compared to August, even though the number of contacts decreased by 3%, the ads were displayed for a shorter time on the website (a decrease of 24%), indicating that those who contacted property owners or agents completed transactions more quickly, showing a greater determination to rent.

The prices listed on Storia.ro for rentals in the top 10 analyzed cities, the cities with the most listings on the platform, saw a 15% increase from year to year (September 2023 vs. September 2022). On a month-to-month basis (September 2023 vs. August 2023), prices increased on average by 2%.

How rental prices evolved in Bucharest

Compared to September 2022, this September saw the largest increase (+20%) in average rental prices for three-room apartments, where the average price reached 680 euros. Additionally, the average price for two-room apartments in September was 511 euros, a 15% increase from the same month the previous year.

Moreover, the average price for renting studios in the capital increased by 12% compared to September 2022, reaching an average value of 336 euros.

Those wishing to rent in Sector 1 of the capital (the most expensive sector) pay 65% more than those in Sector 4 of Bucharest (the cheapest sector in September). According to the data, apartments in Sector 1 showed the highest price increase compared to the previous year (+21%), followed by apartments in Sector 5 (+17%) and those in Sectors 2 and 6 (+15%). The smallest price increases per sector were in Sector 4 (+6%) and Sector 3 (+13%).

In September, the average rents for studios ranged from 300 euros (in Sector 5) to 400 euros (Sector 1). The average rental prices for two-room apartments ranged from 430 euros (Sector 4) to 620 euros (Sector 1). Three-room apartments had average rental prices ranging from 500 euros (Sector 6) to 900 euros (Sector 1).

How rentals evolved in other major cities in the country

Across the country, in September of this year, compared to the same month last year, there were only increases in the average rental price for all categories of apartments.

The largest year-over-year increase in average rental prices was recorded in Constanța, where two-room apartments had an increase of 29%. Exceptionally, the cities of Timișoara and Cluj-Napoca were the only ones where prices remained steady in September compared to August for all categories of apartments. The largest month-over-month increase (September vs. August) was recorded in Oradea for studios (+11%) and in Constanța for two-room apartments (+11%).

CLUJ-NAPOCA

In September, the average prices requested for renting apartments and studios remained constant compared to the previous month.

Compared to the same month last year, the average rental prices increased by 17% for studios and three-room apartments and by 10% for two-room apartments.

IAȘI

Compared to August, the average prices requested in September remained constant for three-room apartments, while the price for renting two-room apartments increased by 10%.

Compared to September 2022, the average prices requested increased by 20% for studios, 10% for two-room apartments, and 4% for three-room apartments.

Thus, in September, the average rental price for studios reached 300 euros, while two-room apartments were rented on average for 440 euros, and three-room apartments for an average price of 500 euros.

BRAȘOV

In September, the average prices requested for rentals remained constant for studios and slightly fluctuated for two-room (+7%) and three-room apartments (-1%) compared to August.

Compared to the same month last year, rental prices increased by an average of 20% for two-room apartments, reaching 480 euros in September 2023, up from 400 euros in September 2022.

Meanwhile, the rental price for studios increased by 11% compared to the previous year, from 270 euros to 300 euros. Three-room apartments reached an average rental price of 595 euros in September, an increase of 8% compared to the 550 euros average rental price in September of the previous year.

CONSTANȚA

In September, there were increases in the prices of studios (+8%) and two-room apartments (+11%), while the rental price for three-room apartments decreased by 8% compared to the previous month (August 2023).

Compared to the previous year, the average rental prices increased significantly for all apartment types, with the largest increase being for two-room apartments (+29%), followed by studios and three-room apartments (+20%).

TIMIȘOARA

The average prices requested for renting apartments and studios in September remained constant compared to the previous month.

Compared to the same period last year, the average rents were higher for two-room apartments (+14%), three-room apartments (+13%), and studios (+9%).

SIBIU

In Sibiu, the average rental prices requested in September saw a decrease compared to August for three-room apartments (-5%), while the price for studios increased by 10%, and the price for two-room apartments increased by 6%.

Compared to September of the previous year, the average rental prices increased for all categories of apartments: by 23% for two-room apartments, 22% for studios, and 10% for three-room apartments.

ORADEA

Compared to August, the average prices requested for renting in September remained constant for two and three-room apartments but increased for studios (+11%).

Compared to the same month last year, the average rental prices increased by 17% for two-room apartments, 14% for three-room apartments, and 11% for studios.

CRAIOVA

In September, the average prices remained relatively similar to those in August. However, compared to September 2022, there were increases in the average rental price for two-room apartments (+17%), studios (+12%), and three-room apartments (+8%).

ARAD

In Arad, the average rental prices remained relatively similar to those in August. However, compared to September 2022, there were increases in the average rental price for two-room apartments (+10%), studios (+19%), and three-room apartments (+11%).
