Average prices of apartments for sale in the main cities of the country

In July of this year, the price per square meter requested for the sale of new apartments increased by 4% compared to the same month the previous year, while the price of old apartments increased by 5% on average, according to the latest data from Storia.ro, the real estate platform launched by OLX.

In July, Romanians viewed 5% more pages with real estate listings for apartments for sale than in the same month the previous year, and they made 3% more contacts (contacts being interactions between those searching and those posting ads on the platform).

Moreover, compared to June of this year, those looking for housing made 9% more contacts. The analysis considered the largest cities on the platform.

How Apartment Prices Have Evolved in Bucharest

In Bucharest, the requested price for the sale of a new apartment in July of this year was 1,522 euros per square meter, which is 2% higher than the previous month. At the same time, the average requested price per square meter for an old apartment was 1,639 euros. Compared to the same period last year, the price increased by 3%, and compared to the previous month, it increased by 2%.

Price Trends in Romania's Largest Cities

CLUJ-NAPOCA:

In July of this year, the asking price for a new apartment was 2,488 euros per square meter, remaining at the same level as the previous month. Compared to the same period last year, the price increased by 5%. However, old apartments had a price 4% lower than new ones. For old apartments, the requested price was 2,393 euros per square meter, which is 6% higher than the same period last year.

IAȘI:

The average requested price for new apartments in July of this year was 1,415 euros per square meter, remaining at a similar level to the previous month. However, compared to the same period last year, the average price per square meter increased by 4%. At the same time, for old apartments, the requested price reached 1,423 euros per square meter, which is 9% higher than in the same period last year.

TIMIȘOARA:

The asking price per square meter for new apartments for sale in July of this year was 1,497 euros, which is 2% higher than the same month the previous year. Old apartments had an average requested price of 1,429 euros per square meter, similar to June but 3% higher than the same month last year.

BRAȘOV:

The average requested price for new apartments in Brașov increased by 9% in July of this year compared to the same month the previous year, reaching 1,949 euros per square meter. In July, old apartments had an average requested price of 1,576 euros per square meter, which is 4% higher than last year.

SIBIU:

In Sibiu, in July of this year, the average price of new apartments increased by 2% compared to the same month last year and by 3% compared to the previous month, reaching 1,299 euros per square meter. At the same time, old apartments in Sibiu had a higher requested price by 4% compared to July 2022 and were listed on the platform with an average price of 1,464 euros per square meter.

CONSTANȚA:

In July of this year, new apartments had a requested price of 1,726 euros per square meter, similar to the previous month, and 7% higher than in the same month last year. In contrast, the average price of old apartments was 1,561 euros per square meter, which is 6% higher than in July 2022.

ORADEA:

The average requested price per square meter for new apartments in Oradea in July of this year was 1,562 euros, while old apartments had an average requested price of 1,329 euros per square meter, which is 7% higher than in July 2022.

CRAIOVA:

In July of this year, the average requested price for new apartments was 1,489 euros per square meter, while the requested price for old ones was 1,455 euros per square meter, which is 5% higher than in July 2022.
