In the ranking of cities where properties on Storia.ro sold the fastest compared to the average of the last year, the city of Bucharest tops the list, followed by Sibiu and Brasov. Meanwhile, for property rentals, Constanta, Craiova, and Arad take the top three spots in the ranking.

Also, analyzing the number of ads marked as transacted over a year on Storia.ro, it can be seen that Bucharest, Cluj, and Iasi occupy the top three spots in both the number of sales and the number of property rentals, according to the most recent analysis conducted by Storia.ro - a real estate platform launched by OLX.

Top cities for the fastest real estate transactions

In the ranking of cities where apartments, houses, and land were sold the fastest compared to the average, Bucharest is in the first place. Listings in the capital were on the site for 32% less time than the average, meaning they were transacted very quickly.

Sibiu ranks second (-13%), followed by Brasov (-11%), Iasi (-10%), and Constanta (-8%). On the other hand, the cities where properties transacted slower than the average, with listings displayed for a longer time on the real estate platform before the sale, are:

Cluj-Napoca (+5%), Craiova (+6%), Timisoara (+13%), Oradea (+23%), and Arad - where transactions finalized 27% slower than the average.

For rentals of apartments, houses, and land, the fastest transactions were completed in Constanta, where real estate ads took 25% less time to display before property rentals.

Craiova ranks second (-20%), followed by Arad (-16%), Oradea (-13%), Sibiu (-10%), and Bucharest (-9%). Meanwhile, cities where rental transactions finalized slower than the average, with listings displayed for a longer time, include: Timisoara (+14%), Cluj-Napoca (+14%), Brasov (+29%), and Iasi (+36%).

Cities with the most real estate transactions

Regarding properties and land for sale, most transactions took place in Bucharest (50% of total transactions), followed by Cluj-Napoca (15%) and Iasi (9%). On the opposite end, cities with fewer transactions were Craiova (3%), Oradea (2%), and Arad (1%).

For rentals, the top cities remain the same: Bucharest, with 54% of all transactions, Cluj-Napoca - 14%, and Iasi - 8%. The fewest rental transactions were still in Oradea, Craiova, and Arad (2%).

The analysis considered the number of closed ads from each city, relative to the total transactions in the 10 cities analyzed, over a year (September 2022 - August 2023).

Most sought-after property types

Analyzing the types of properties transacted on Storia.ro over a year, it's evident that apartments are the most sought after, followed by houses, and then land.

For sales, it is observed that in Bucharest, the highest rate of apartment sales occurred, with 94% of the platform's transactions being for apartments, 4% for houses, and 2% for land.

Also, in Cluj-Napoca, 88% of transactions were for apartments, 9% for houses, and 3% for land. Similar data can be observed for Brasov and Iasi, with 86% of transactions being apartments.

The highest percentage of house sales was recorded in Oradea (19%), followed by Arad (18%), and Craiova (17%). The highest percentage of land sales, at 10%, was recorded in Oradea and Craiova.
