In August of this year, the price per square meter requested for new apartments for sale increased by 3% compared to the same month of the previous year, while the price of old apartments increased by an average of 5%, according to the latest data from Storia.ro, the real estate platform launched by OLX.
Compared to July 2023, the requested price for the sale of both new and old apartments increased by 1%. In August of this year, Romanians viewed 8% more pages with apartment sale ads than in the same month of the previous year and 11% more pages compared to July of this year.
At the same time, there were 4% more contacts made compared to August 2022 and 21% more contacts compared to July of the current year. The analysis took into account nine of the largest cities on the Storia.ro real estate platform.
How have apartment prices evolved in the capital city?
In the capital city, the requested price for the sale of a new apartment in August of this year was 1,489 euros per square meter, a decrease of 2% compared to August 2022 and an increase of 2% compared to July 2023.
The average asking price per square meter for an old apartment was 1,682 euros, an increase of 7% compared to August 2022, and a 3% increase compared to July 2023, which was the highest month-to-month change according to the most recent data.
Price Trends in the Largest Cities in the Country
CLUJ-NAPOCA: In August of this year, the asking price for a new apartment was 2,496 euros per square meter, an increase of 1% compared to the previous month. Compared to the same period last year, the price increased by 5%. However, old apartments had a lower price, with an asking price of 2,435 euros per square meter, 7% higher than the same period last year and 2% higher than the price in July 2023.
IAȘI: The asking price per square meter for new apartments increased by an average of 4% in August of this year compared to the same period last year, reaching 1,421 euros. At the same time, for old apartments, the asking price reached 1,405 euros per square meter in August of this year, 1% lower than in July 2023, and 9% higher than in the same period last year – this being the highest year-over-year change recorded in the category of old apartments, according to data from the previous month.
TIMIȘOARA: In Timișoara, the average price per square meter for new apartments for sale in August of this year was 1,485 euros, 1% higher than the same month last year. In August of this year, old apartments had an average asking price of 1,432 euros per square meter, 3% higher than the same month last year.
BRAȘOV: The average asking price for new apartments in Brașov increased by 8% in August of this year compared to the same month last year, reaching 1,926 euros per square meter. This was the highest year-over-year change in the new apartment category, according to the most recent data. Additionally, old apartment prices increased by 5% compared to the previous year and had an average asking price of 1,614 euros per square meter in August of this year. Compared to July of this year, old apartment prices increased by 2%.
SIBIU: The average asking price for new apartments decreased by 1% in August of this year, both compared to the same month last year and compared to July of this year, reaching 1,273 euros per square meter. At the same time, old apartments in Sibiu had a higher asking price, 4% higher than the same month last year, and were listed on the platform with an average asking price of 1,451 euros per square meter.
CONSTANȚA: In August of this year, new apartments in Constanța had an asking price of 1,684 euros per square meter, 4% higher than in the same month last year and 1% lower than in July 2023. In contrast, the average price of old apartments reached 1,560 euros per square meter in August 2023, 4% higher than in August 2022.
ORADEA: The average asking price per square meter for new apartments in Oradea in August of this year was 1,522 euros, while old apartments had an average asking price of 1,324 euros per square meter, 6% higher than in the same month last year.
CRAIOVA: In August of this year, the average asking price for new apartments in Craiova was 1,487 euros per square meter, while the asking price for old apartments was 1,440 euros per square meter, 4% higher than in August 2022.
