Rental Prices in the 10 Cities with the Most Listings on Storia Increased by 9% in February 2025 vs. February 2024

The rental prices in the ten cities with the highest number of listings on Storia increased by 9% in February 2025 compared to February 2024. However, compared to the previous month (January 2025), prices in February decreased by 2%.

In February 2025, interactions between tenants and those posting rental ads on Storia – the real estate platform launched by OLX – increased by 6% compared to February 2024.

Rental Price Trends in Bucharest

Compared to the same month last year, average rental prices in Bucharest increased in 2025. However, some districts of the capital saw price declines compared to January 2025. In February 2025, the average asking price for a studio was €345/month, a two-room apartment had an asking price of €550/month, and a three-room apartment reached an average price of €759/month.

The most significant year-over-year price increases were in District 2 for three-room apartments (+20% in February 2025 vs. 2024) and in District 5 for two-room apartments (+20%). Compared to the previous month, prices fell by 5% in District 1 for studios and two-room apartments.

In District 1, the most expensive district, the average rent for a studio was €419/month, a two-room apartment reached €690/month, and a three-room apartment cost €1,211/month. In February 2025, the average asking price for a three-room apartment was €161 higher than in February of the previous year.

In contrast, the most affordable prices were recorded in District 6, where a studio rented for €400/month, a two-room apartment for €500/month, and a three-room apartment for €600/month.

Thus, the average rent for a studio ranged between €350 (District 5) and €419 (District 1). The average rental prices for two-room apartments ranged from €500 (Districts 4 and 6) to €690 (District 1). Three-room apartments had average rental prices between €599 (District 6) and €1,211 (District 1).

Rental Price Trends in Other Major Cities

The highest year-over-year increase (+18%) in average rental prices was recorded for studios in Oradea and Arad. On the other hand, the smallest increases were for two-room apartments in Constanța and three-room apartments in Cluj-Napoca (+4%).

However, rental prices remained constant for studios in Craiova and for two-room apartments in Iași, Oradea, and Sibiu.

CLUJ-NAPOCA: Compared to February 2024, in February 2025, the average rental prices increased by 8% for studios, 9% for two-room apartments, and 4% for three-room apartments. The average rent was €378 for a studio, €599 for a two-room apartment, and €728 for a three-room apartment.

IAȘI: In February 2025, rental prices in Iași saw significant increases: +17% for studios and +10% for three-room apartments. Meanwhile, prices for two-room apartments remained unchanged compared to the previous year. The average rent was €350/month for a studio, €450/month for a two-room apartment, and €550/month for a three-room apartment.

BRAȘOV: The highest increases in average asking prices were recorded for three-room apartments (+17%), followed by studios (+9%) and two-room apartments (+6%). In February 2025, the average rent was €360 for a studio, €529 for a two-room apartment, and €700 for a three-room apartment.

CONSTANȚA: In February 2025, rental prices increased by 9% for studios, 4% for two-room apartments, and 8% for three-room apartments compared to February 2024. The average rents were €350 for a studio, €500 for a two-room apartment, and €650 for a three-room apartment.

TIMIȘOARA: In Timișoara, rental prices increased by 12% for studios, 5% for two-room apartments, and 6% for three-room apartments compared to February 2024. The average asking prices in February 2025 were €280/month for studios, €420 for two-room apartments, and €500 for three-room apartments.

SIBIU: In February 2025 compared to February 2024, rental prices in Sibiu increased by 10% for studios, remained constant for two-room apartments, and decreased by 1% for three-room apartments. The average rent was €330 for a studio, €400 for a two-room apartment, and €543 for a three-room apartment.

ORADEA: In Oradea, February 2025 rental prices recorded increases and stagnations compared to February 2024: +18% for studios, +11% for three-room apartments, and stable prices for two-room apartments. The average rent was €259 for a studio, €400 for a two-room apartment, and €499 for a three-room apartment.

CRAIOVA: In February 2025, rental prices in Craiova were €300 for studios, €420 for two-room apartments, and €550 for three-room apartments, marking increases of 5% for two-room apartments and 10% for three-room apartments compared to February 2024.
