The final cost depends on location, technical standards, and the level of automation, but the market has stabilized after the price surge of 2022–2023.
For a standard logistics facility (steel structure, industrial flooring, 10–12 m height), developers work with indicative ranges of €450–700 per sqm built, to which land, utilities, and equipment costs are added. Major differences are generated by:
“High-spec” warehouses (with automation, WMS systems, temperature control) can exceed €800–1,000 per sqm, especially in the food and pharma sectors.
