Buildings poorly designed for maintenance: errors that cost more than construction

A building may be structurally and aesthetically well designed, yet fundamentally flawed from a maintenance perspective. In many cases, the real costs emerge after handover, not during the construction phase.

One of the most common errors is the lack of access to building services. Undersized technical spaces, concealed routes without access points, or equipment installed without the possibility of rapid dismantling turn any repair into a costly operation. What is saved during design is often paid twice over during operation.

Materials represent another critical issue. Finishes that are difficult to clean, sensitive to moisture, or exposed to heavy wear may look good at handover but generate constant maintenance costs. Selecting materials without considering their life cycle is one of the most expensive design mistakes.

Overly compacted or overlapping building services create additional problems. Local interventions become impossible without affecting other systems, and downtime increases. In commercial or industrial buildings, such interruptions translate into direct losses.
