Construction as a service: you pay for the use, not the building

The construction industry is beginning to adopt a model inspired by the digital economy: “Building-as-a-Service” (BaaS). Instead of traditional ownership, users pay for the use of space, within a flexible system based on performance and integrated services.

The concept is already visible in the office and industrial segments, where developers offer fully equipped spaces with included services: maintenance, energy, security, and operational optimization. In practice, the building becomes a service, not a static asset.

According to Deloitte (2023), over 40% of companies in Europe are analyzing flexible space usage models, in response to changes in the labor market and the need for cost efficiency.

Technology plays a central role. IoT systems monitor energy consumption, space occupancy, and infrastructure performance. This data is used for continuous optimization and for establishing payment models based on actual usage.

For users, the advantage is flexibility and reduced upfront investment. For developers, the model generates recurring revenue and a long-term relationship with the client.

At the same time, this model supports ESG objectives. Buildings are operated more efficiently, and resource consumption is constantly monitored and optimized.

The challenges relate to financing and a shift in mindset. The transition from ownership to service involves new contractual models and different risks.

Construction as a service marks a paradigm shift: value is no longer in the building itself, but in its performance.
