Romania’s office market has undergone major changes in recent years, driven by hybrid work trends and company relocations. According to CBRE Romania data, the total stock of modern office space exceeded 4.2 million m² in 2024, while the occupancy rate stabilized at around 84%.
Developers are focusing on green-certified projects, offering tenants energy-efficient solutions and flexible spaces. Average construction costs for premium office buildings range between €1,200 and €1,500 per m², depending on amenities and location.
A major trend is the integration of smart building technologies, which allow energy consumption control, automatic ventilation, and real-time monitoring of space occupancy. In addition, demand for flexible spaces, coworking, and satellite offices is steadily increasing, driven by shifts in organizational culture.
For the 2025–2030 period, investments in office buildings are expected to continue, with an even stronger focus on sustainability and operational efficiency.
