The average prices per square meter have increased by 3%, on average, for apartments for sale compared to the same period last year, according to the latest market analysis published by Storia.ro.
In June of this year, the price per square meter for new apartments for sale increased by 2% compared to the same month of the previous year, while the price of old apartments increased by an average of 3%, according to the latest data from Storia.ro, the real estate platform launched by OLX.
In June, Romanians viewed 5% more pages with apartment ads for sale compared to the same month last year and made 1% more contacts. The analysis took into account nine of the largest cities on the platform.
How apartment prices evolved in the Capital
In Bucharest, the asking price for a new apartment in June of this year was 1,490 euros per square meter, with a decrease of 2% compared to June 2022 and 3% compared to the previous month. The average asking price per square meter for an old apartment was 1,611 euros, which is almost at the same level as in May and June 2022.
Price evolution in the largest cities in the country
CLUJ-NAPOCA: In June of this year, the asking price for a new apartment was 2,488 euros per square meter, similar to the previous month. Compared to the same period last year, the price increased by 5%. However, old apartments had a lower price – the asking price was 2,398 euros per square meter, 7% higher than the same period last year.
IAȘI: The asking price per square meter for new apartments increased by 4% in June compared to the same period last year, reaching 1,412 euros. At the same time, the asking price for old apartments reached 1,418 euros per square meter, 9% higher than in the same period last year.
TIMIȘOARA: In Timișoara, the average price per square meter for new apartments for sale was 1,499 euros, 3% higher than the same month last year. Old apartments had an average asking price of 1,429 euros per square meter, 2% higher than the same month last year.
BRAȘOV: The average asking price for new apartments in Brașov increased by 11% in June compared to the same month last year, reaching 1,940 euros per square meter. Additionally, old apartment prices increased by 5% from last year and had an average asking price of 1,587 euros per square meter in June.
SIBIU: The average asking price for new apartments decreased by 2% compared to the same month last year and reached 1,262 euros per square meter. At the same time, old apartments in Sibiu had a higher asking price and were listed on the platform with an average price of 1,455 euros per square meter.
CONSTANȚA: In June of this year, new apartments in Constanța had an asking price of 1,719 euros per square meter, 9% higher than in the same month last year. On the other hand, the average price of old apartments reached 1,541 euros per square meter, 6% higher than in June 2022.
ORADEA: The average asking price per square meter for new apartments in Oradea in June was 1,508 euros, while old apartments had an average asking price of 1,328 euros per square meter, 7% higher than in the same month last year.
CRAIOVA: In June of this year, the average asking price for new apartments in Craiova was 1,485 euros per square meter, while the asking price for old apartments was 1,456 euros per square meter, 4% higher than in June 2022.
