Housing for all, suitable for none

Standardization has brought efficiency to construction. Repetitive plans, clear typologies, optimized costs.

But efficiency comes at a cost.

Apartments are becoming increasingly similar, regardless of the buyer’s profile. The same layouts, the same dimensions, the same compromises.

In theory, they are functional for the majority. In practice, they are ideal for no one.

The real differences between lifestyles — family, couple, working from home, high mobility — are difficult to integrate into a standard model. The result is housing that is adapted afterward, not properly designed from the beginning.

Spaces are used differently than they were intended. Modifications, adjustments, and compromises appear.

For developers, standardization remains necessary. It allows for scaling and predictability. But in the absence of minimal flexibility, it reduces the product’s relevance.

The market is beginning to mature in this direction. Buyers are no longer looking only for surface area, but for compatibility with their lifestyle.

In this context, the difference is not made by who builds more. But by who builds more appropriately.

Because a home is not just a space. It is a way of living.
