EU Housing Prices and Rents Continue to Rise in Q4 2024

In the fourth quarter of 2024, housing prices in the EU increased by 4.9%, while rents rose by 3.2% compared to the same quarter of 2023, according to Eurostat.

Compared with Q3 2024, housing prices grew by 0.8% and rents by 0.6%. These figures are based on the latest data on house prices and rents published today by Eurostat.

Long-Term Trends Since 2010

Between 2010 and Q4 2024, EU housing prices rose by 55.4%, while rents increased by 26.7%. While rents have followed a steady upward trend, housing prices have shown more variability—with a sharp increase between Q1 2015 and Q3 2022, followed by a slight decline and stabilization, before rising again in 2024.

National Data: House Prices vs. Rents

When comparing Q4 2024 to 2010, housing prices increased more than rents in 21 EU countries for which data is available.

During this period:

  • House prices tripled in Hungary (+234%) and Estonia (+228%),
  • They doubled in Lithuania (+187%), Latvia (+153%), Czechia (+142%), Portugal (+120%), Bulgaria (+115%), Austria (+112%), and Luxembourg (+105%).

Meanwhile:

  • In Cyprus, house prices remained at 2010 levels,
  • Italy was the only EU country to record a decrease in house prices over this period (-4%).

Regarding rents over the same timeframe:

  • They increased in 26 EU countries,
  • The highest increases were observed in Estonia (+212%), Lithuania (+175%), and Hungary (+114%),
  • Greece was the only country where rents declined (-13%).
