According to an analysis by Storia.ro, prices per square meter have increased rapidly in September and are 7% higher compared to the same period last year.

The asking price per square meter for new apartments for sale increased by 7% in September compared to the same month the previous year, while the price of old apartments increased on average by 6%, according to the latest data from Storia.ro, the real estate platform launched by OLX.
Compared to last year, in September of this year, Romanians viewed 6% more pages with apartment listings for sale and made 14% more contacts (contacts refer to interactions between those looking for a home and those posting sale listings on the platform).
The largest price increases compared to the same period last year were recorded for old apartments in Bucharest and Iasi (9%) and for new apartments in Brasov (8%). The analysis considered nine of the largest cities on the Storia.ro real estate platform.
How apartment prices have evolved in the capital city, in September
In Bucharest, new apartments had a price 10% lower than old ones. The asking price for a new apartment in September was €1,556 per square meter, an increase of 5% from the previous month and 3% from September 2022.
As for old apartments, their asking price was €1,733 per square meter, which is 9% higher than the same period last year and 3% higher than the previous month.
Price Trends in the Largest Cities in the Country
CLUJ-NAPOCA: In September, the average asking price for a new apartment was €2,508 per square meter, similar to the previous month but 5% higher than the same period last year. At the same time, old apartments had an average asking price of €2,455 per square meter, which is 7% higher compared to the same month last year.
IASI: The asking price per square meter for new apartments increased on average by 4% in September compared to the same period last year, reaching €1,431. Old apartments had an asking price of €1,412 per square meter, which is 9% higher than last year.
TIMISOARA: The average price per square meter for new apartments for sale in September was €1,498, similar to the previous month and year. However, old apartments saw an increase of 3% compared to the same month last year, reaching an average asking price of €1,477 per square meter.
BRASOV: In Brasov, new apartments had prices 18% higher than old ones. The average asking price for new apartments in Brasov reached €1,929 per square meter, which is 8% higher than in September 2022. Prices for old apartments also increased by 6% compared to last year, reaching an average of €1,631 per square meter.
SIBIU: In Sibiu, the average asking price for new apartments is 11% lower than for old ones. For a new dwelling, the average price is €1,287 per square meter. At the same time, old apartments in Sibiu reached €1,440 per square meter, a price 2% higher than in the previous month of August 2023.
CONSTANTA: In September, new apartments in Constanta had an asking price of €1,671 per square meter, which is 2% higher compared to the same month the previous year. At the same time, old apartments had average asking prices that were 5% higher than last year, reaching a value of €1,576 per square meter.
ORADEA: In Oradea, in September, the average asking prices for new apartments were 14% higher than for old ones. Thus, the average price per square meter for new apartments in Oradea was €1,520, while old apartments had an average asking price of €1,333 per square meter, which is 6% higher than in the same month last year.
CRAIOVA: In September, the average asking price for new apartments in Craiova was €1,471 per square meter, while the asking price for old apartments was €1,446 per square meter, which is 4% higher than in September 2022.
