Solida Capital Europe Enters the Romanian Real Estate Market with the Acquisition of Victoria Center

Investment company Solida Capital Europe has entered the Romanian real estate market through the acquisition of the Victoria Center office building from Manova Partners, formerly Macquarie Group, in a transaction where Colliers acted as the buyer’s advisor.

Victoria Center holds a prime location on Calea Victoriei, at the heart of Bucharest’s business district. The building offers approximately 8,600 square meters of premium office space and boasts a BREEAM In-Use certification with an Excellent rating, making it a modern, efficient, and sustainable property.

Victoria Center is home to top-tier tenants from the legal, IT, and financial services sectors, including Aon Romania, nShift, Botezatu Estrade & Asociații, and Eversheds Lina & Guia. Additionally, the Embassy of the United Mexican States in Romania has recently chosen the building as its headquarters.

The Central Business District (CBD) remains the most sought-after location in Bucharest, experiencing a nearly 20% increase in rental rates over the past two years—the highest growth in the city.

Romania’s real estate investment market closed 2024 with a total transaction volume of €750 million, marking the highest transactional activity growth among the six largest economies in Central and Eastern Europe (Bulgaria, Czech Republic, Hungary, Poland, and Slovakia). For 2025, Colliers consultants anticipate a promising year, supported by a strong transaction pipeline.
