Chain price hikes in construction materials: effects on ongoing projects

In September 2025, Romania’s construction materials market is experiencing new price increases, driven by global energy fluctuations, rising transport costs, and reduced imports from China and Ukraine. Data from the National Institute of Statistics shows that cement prices rose by 9.8% compared to the same period last year, while AAC blocks (BCA) became 12.5% more expensive.

At the same time, distributors report delivery delays, particularly for mineral wool, OSB boards, and reinforcing steel. Ongoing projects, especially in the private sector, are being forced to update their budgets, with the risk of reduced quality or postponed delivery deadlines.

Major construction companies are renegotiating contractual clauses to include dynamic price adjustment mechanisms, while real estate developers focus on buffer stocks and short-term spot contracts.

Experts estimate that price stabilization will occur only in the second quarter of 2026, depending on the evolution of geopolitical conflicts and the European Central Bank’s monetary policy.
