The requested price per square meter for new apartments for sale increased by 11% in November of the current year compared to the same month of the previous year, while the price of old apartments increased, on average, by 6%, according to the latest data from Storia, the real estate platform launched by OLX.
Compared to last year, in November of the current year, Romanians viewed 25% more pages with advertisements for apartments offered for sale, and the ads were displayed 8% less time on the site, indicating that properties were sold more quickly.
The largest price increases compared to the same period last year were recorded for old apartments in Oradea (+13%) and new apartments in Bucharest (+9%). The analysis considered nine of the largest cities on the Storia real estate platform.
How the prices of apartments for sale evolved in the Capital
In Bucharest, new apartments had a price 1% higher than old ones. The requested price for selling a new apartment in November of the current year was 1,644 euros/square meter, an increase of 1% compared to the previous month and 9% compared to November 2022.
As for old apartments, they had a demand price of 1,654 euros/square meter, 5% higher than the same period last year and 2% lower than October 2023.
Price evolution in the largest cities in the country
CLUJ-NAPOCA: In November of the current year, the average demand price for a new apartment was 2,547 euros/square meter, the same as the previous month and 5% higher compared to the same period last year.
At the same time, old apartments had an average demand price of 2,523 euros/square meter, 11% higher compared to the same month last year.
IAȘI: The demand price per square meter for new apartments increased, on average, by 6% in November of the current year compared to the same period last year, reaching 1,448 euros. Old apartments had a demand price of 1,455 euros/square meter, 10% higher than last year.
TIMIȘOARA: The average price per square meter for new apartments for sale in November of the current year was 1,537 euros, 4% higher than November of the previous year. For old apartments, there is an 8% increase compared to the same month last year, reaching an average demand price of 1,507 euros/square meter.
BRAȘOV: In Brasov, new apartments had prices 12% higher than old ones. The average demand price for new apartments in Brasov reached 1,933 euros/square meter, 4% higher than in November 2022. Prices for old apartments also increased by 11% compared to last year, reaching an average of 1,725 euros/square meter.
SIBIU: In Sibiu, the average demand price for new apartments is 6% lower than for old ones. Thus, for a new dwelling, the average price is 1,374 euros/square meter. At the same time, old apartments in Sibiu reach 1,465 euros/square meter, a price 2% higher than in November 2022.
CONSTANȚA: In November of the current year, new apartments in Constanța had a demand price of 1,742 euros/square meter, 8% higher than the same month last year. At the same time, old apartments had average demand prices 9% higher than last year but 3% lower than October 2023, reaching a value of 1,615 euros/square meter.
ORADEA: In Oradea, in November of the current year, average demand prices for new apartments were 7% higher than those for old ones. Therefore, the average price per square meter for new apartments in Oradea was 1,544 euros, while old apartments had an average demand price of 1,443 euros/square meter, 13% higher than in the same month last year.
CRAIOVA: In November of the current year, the average demand price for new apartments in Craiova was 1,562 euros/square meter, while the demand price for old ones was 1,494 euros/square meter, 6% higher than in November 2022.
