Average Apartment Prices in February Increase by 12% Compared to the Previous Year
In February, the average sale prices of both new and old apartments recorded a 12% increase compared to the same month in 2024, according to the latest data from Storia, the real estate platform launched by OLX.
Interactions between buyers and sellers rose by 24% compared to February 2024 but decreased by 13% compared to the previous month.
Average Apartment Prices in BUCHAREST – February 2025
In Bucharest, the average combined price for new and old apartments in February 2025 was 1,925 euros per square meter, reflecting a 10% increase compared to February 2024.
Old apartments were, on average, 22% more expensive than in February 2024, reaching an average price of 2,120 euros/sqm, while new apartments increased by only 1%, reaching 1,760 euros/sqm.
In February, the average price of a studio apartment (40 sqm) was 77,000 euros, a two-room apartment (55 sqm) was 105,875 euros, and a three-room apartment (75 sqm) reached 144,375 euros.
Compared to February of the previous year, Bucharest residents paid, on average, 7,200 euros more for a studio, 9,900 euros more for a two-room apartment, and 13,500 euros more for a three-room apartment.
Average Apartment Prices in the Largest Cities in the Country
CLUJ-NAPOCA: In February 2025, the average combined price for new and old apartments in Cluj-Napoca was 3,036 euros/sqm, a 16% increase from February 2024. New apartments reached an average price of 3,047 euros/sqm, while old apartments were priced at 3,024 euros/sqm.
The average price of a studio apartment (40 sqm) was 121,440 euros, a two-room apartment (55 sqm) was 166,980 euros, and a three-room apartment (75 sqm) was 227,700 euros. Compared to February 2024, prices increased by 16,680 euros for a studio, 22,935 euros for a two-room apartment, and 31,275 euros for a three-room apartment.
IAȘI: In February 2025, the average combined price for new and old apartments in Iași was 1,782 euros/sqm, marking a 16% increase from February 2024. New apartments had an average price of 1,712 euros/sqm, while old apartments reached 1,862 euros/sqm.
The average price of a studio apartment (40 sqm) was 71,280 euros, a two-room apartment (55 sqm) was 98,010 euros, and a three-room apartment (75 sqm) was 133,650 euros. Compared to February 2024, price increases were 10,000 euros for a studio, 13,750 euros for a two-room apartment, and 18,750 euros for a three-room apartment.
TIMIȘOARA: In February 2025, the average combined price for new and old apartments in Timișoara was 1,773 euros/sqm. New apartments reached an average price of 1,766 euros/sqm, while old apartments were priced at 1,758 euros/sqm.
The average price of a studio apartment (40 sqm) was 70,920 euros, a two-room apartment (55 sqm) was 97,515 euros, and a three-room apartment (75 sqm) was 132,975 euros. Compared to February 2024, price increases were 10,640 euros for a studio, 14,630 euros for a two-room apartment, and 19,950 euros for a three-room apartment.
BRAȘOV: The average combined price for new and old apartments in Brașov was 2,161 euros/sqm in February 2025, up 14% from February 2024. New apartments reached a price of 2,220 euros/sqm, while old apartments were priced at 2,140 euros/sqm.
The average price of a studio apartment (40 sqm) was 86,440 euros, a two-room apartment (55 sqm) was 118,855 euros, and a three-room apartment (75 sqm) was 162,075 euros. Compared to February 2024, price increases were 10,760 euros for a studio, 14,795 euros for a two-room apartment, and 20,175 euros for a three-room apartment.
SIBIU: Sibiu recorded the highest percentage increase, with an average price of 1,829 euros/sqm, up 23% from February 2024. New apartments reached 1,801 euros/sqm, while old apartments were priced at 1,847 euros/sqm.
The average price of a studio apartment (40 sqm) was 73,160 euros, a two-room apartment (55 sqm) was 100,595 euros, and a three-room apartment (75 sqm) was 137,175 euros. Compared to February 2024, price increases were 13,640 euros for a studio, 18,755 euros for a two-room apartment, and 25,575 euros for a three-room apartment.
CONSTANȚA: In Constanța, the average combined price for new and old apartments was 1,961 euros/sqm, up 17% from February 2024. New apartments were priced at 1,988 euros/sqm, while old apartments reached 1,941 euros/sqm.
The average price of a studio apartment (40 sqm) was 78,440 euros, a two-room apartment (55 sqm) was 107,855 euros, and a three-room apartment (75 sqm) was 147,075 euros. Compared to February 2024, price increases were 11,200 euros for a studio, 15,400 euros for a two-room apartment, and 21,000 euros for a three-room apartment.
ORADEA: In Oradea, the average price for new and old apartments was 1,728 euros/sqm in February 2025, up 14% from February 2024. New apartments reached 1,843 euros/sqm, while old apartments were priced at 1,695 euros/sqm.
The average price of a studio apartment (40 sqm) was 69,120 euros, a two-room apartment (55 sqm) was 95,040 euros, and a three-room apartment (75 sqm) was 129,600 euros. Compared to February 2024, price increases were 8,320 euros for a studio, 11,440 euros for a two-room apartment, and 15,600 euros for a three-room apartment.
CRAIOVA: In Craiova, the average combined price for new and old apartments was 1,790 euros/sqm, up 16% from February 2024. New apartments reached 1,864 euros/sqm, while old apartments were priced at 1,776 euros/sqm.
