Romanian Rental Market in May 2025: Significant Price Differences Across Cities
In May 2025, Romania’s rental market saw notable variations between cities, reflected in average monthly rents.
The most affordable rental prices were recorded in Arad (€350), Timișoara (€400), and Oradea (€410). In contrast, Bucharest — particularly Sector 1 (€799), Sector 2 (€660) — and Cluj-Napoca (€600) had the highest prices, according to data from Storia, the real estate platform developed by OLX.
Other major cities analyzed, including Brașov, Constanța, Craiova, Iași, and Sibiu, reported average rental prices ranging between €430 and €550.
Bucharest: Monthly Declines, But Year-Over-Year Growth in All Districts
In Bucharest, rental prices for studio apartments and two-bedroom units decreased compared to April.
Despite these dips, Sector 1 remains the most expensive for three-bedroom apartments, with an average of €1,200 — a 20% increase year-over-year. Sector 4 recorded the highest annual growth for smaller units, with studios up 15% and two-bedroom apartments up 11%, though no monthly variation was observed.
In Sector 6, three-bedroom units saw a 15% annual increase, suggesting that demand for larger homes remains high.
