The year 2025 brings a series of clear trends in the residential construction sector, driven by shifting market demand, new energy efficiency regulations, and fiscal policy changes. Developers are adjusting their strategies based on consumer behavior, construction costs, and sustainability requirements imposed at the European level.

A growing preference can be seen for low-rise buildings (up to 2 floors – ground floor + 2), located in peri-urban areas or near mid-sized cities, due to lower costs and faster permitting times. Duplex and triplex housing projects are gaining popularity over large apartment blocks.

In terms of technology, developers are increasingly integrating:

  • Underfloor heating systems
  • Heat recovery ventilation
  • Basic smart home solutions

Reinforced concrete frame structures remain dominant, but there is growing interest in light steel frame systems and modular prefabricated components to reduce construction time.

Eco-friendly materials are in demand for projects targeting high energy performance certifications (nZEB – nearly Zero Energy Buildings), but adoption is still limited by costs. Investors tend to opt for hybrid solutions, such as:
